879 Victoria St - SOLD
The Essentials
A Kingscourt bungalow with a living/dining room the size of a ballroom. Two bedrooms on the main floor and a third down below. A brilliant one-bedroom in-law suite in addition to all that goodness. A detached garage with grape vines and lawns fit for a badminton tourney.
The Bigger Picture
Kingscourt has been evolving really rapidly the last three or four years. “It has been discovered”, is what the travel guides would say about it. Young families have been flocking into the area, as prices elsewhere in the city rose to unmanageable levels for many first-time buyers. Which is not to say that this pretty wartime subdivision is a location of last resort. Far from it. There is a new high school being built at the northern end of Kingscourt and that will draw a crowd into the area. And Braebury is building a flight of townhomes dead centre, like a new artificial heart. The existing homes are often smaller than in other parts of the city (which in itself is becoming a popular and even moral choice for many) and yet sit on the same handsome lots. There is the sense of space here, and of bigger skies. These summer days there is everywhere the sound of children racing along sidewalks, and the knock of hammers as barn dormers are punched into rooflines, and new windows are squared into old frames.
879 Victoria St is a very pretty and nicely done Kingscourt bungalow, really not far from that new high school. And I have to start by saying that it has a living/dining room nearly the size of a ballroom. You don't just get up from the table after dinner, rather you waltz into evening's festivities. There is something nearly decadent about the experience of entering the house and seeing so much space. It goes against all your preconceptions of what is back there, behind the curtained front window.
They took out a wall in the distant past is what happened, stole the third bedroom. Now there are two spaced against the rear wall of the house. There is also a fantastic time-capsule blue bathroom (and we will be sad if we hear that you’ve renovated that) and a charming white kitchen.
Down below is a large third bedroom and even larger laundry room. We could stop right there and the appointment book would fill up nicely. But off to one side is a winning and well-made one-bedroom in-law suite. It’s a fine example of its kind. I’d be completely happy down here and so will whoever you install, whether you charge them rent or not. Please make sure you get far enough into the photos to see it.
The infrastructure is new enough here (furnace 2013, water heater 2014, shingles 2015, central air 2018) that the future really should line up worry-free for you. There is a garage too for your car and your bikes (and maybe your wine-making kits, given the grapevines right behind it) and then a manicured lawn all set up right now for the family badminton tourney.
We like it very much, in other words, and the plan is to review any offers on Thursday August 20 at 2 pm.
