1164 MINNIES LANE - $249,000
The Essentials
A level, pretty lot and an old cottage on Long Lake, just north-west of Parham.
The Bigger Picture
There’s a ruined barn high above Minnies Lane on the right hand side as you drive in. Set against the blue sky it’s so attractive, so mathematically pure, it feels like a trap. I could have spent hours there, and next time I’m up at the cottage I’ll take some pictures for you.
1164 is lower to the ground and modest in its approach. Built in 1961 the Long Lake cottage is certainly beginning to show its age (I know how it feels). It could use a new tracksuit, the mindful, even lavish attentions of a personal trainer/carpenter. There’s no point sending you up there expecting some old-growth lodge like something out of a Conde Nast article. Sweet as it might be made again, I think it’s just as likely someone will come along and redevelop the lot. The footprint of the old cottage, though, being only steps from the water, is something you might want to try to preserve. Presently it’s arranged to offer a sitting room, an enclosed porch, and two bedrooms. There’s an old holding tank and water is drawn from the lake (the pump looks new).
The very attractive lot is almost 1/3rd of an acre, and nice and level. You’re only five minutes north-west of Parham. The 100 feet of waterfront is level and the water deepens gradually, with a sandy spot to wade in and swim away. The average depth of the lake is about twenty feet and the fishing is decent, with smallmouth bass and Walleye calling your name. There’s even a public boat launch for your friends. I made it up there from downtown Kingston in well under an hour. A dozen good songs, that’s all. The roads are brilliant all the way and the views up and down the lake once you arrive are fantastic.
