The Bigger Picture
The views from the balcony at this marvellous top-floor condominium in Kingston’s east end are just silly, they really are, taking in, as they do, Kingston’s downtown core, with Lake Ontario on its shoulder, a serious mile-long stretch of the Cataraqui River, as well as ancient and forested Belle Island, and then on north to the new Waaban Crossing. There is simply no better panorama in Kingston. It’s the reason my client bought the unit in the first place. It’s the sort of balcony upon which royalty gets married, or the pope delivers mass, or Leonardo DiCaprio makes eyes at Kate Winslet. But don’t hold any of those scenarios against it. You’ll make the place your own, I swear, before the wine has properly cooled.
The unit used to have two bedrooms, and could be made that way again quite straightforwardly.. But the second was divided into brilliant storage and an extension to the living room, with built-in cabinetry for your books and your entertainment system. There is now an entire wing, it feels, given over to wining and dining.
The seller added a good heat pump for both heating and cooling, as well as stone counters in the kitchen, and new flooring throughout the unit. The bedroom has a splendid ensuite bathroom, and there’s a second three-piece with a toilet and shower. You will be living it up in unit 809, not simply making do.
I was talking to the superintendent - Robin, who’s brilliant - down in the lobby one day last week.. I was waxing rhapsodic about the view. Whoever was with her that afternoon would only allow that it was “one of the best”. She railed against my definitive statement, and I thought we might end up arm wrestling, but who am I to argue with someone who lives there. Robin, feeling sorry for me, added that #809 indisputably has the closest access to the rooftop pool (!). There is a second pool downstairs too, near the gym and the meeting room, the library and the guest suite. This really is one of the best-equipped buildings in the city. Only you wouldn’t know it from the asking price, which is remarkably modest. I hold that 120 Barrett offers some of the best value in Kingston. I even suggested my dad view the place, but he’s stubbornly, madly attached to his Amherstview sidesplit, and so he’ll undoubtedly miss this perfect opportunity to live above the fray, and to train every morning for the next Olympics.
