568 DIVISION ST - SOLD
The Essentials
A bright and really well-renovated bungalow. A two- or three-bedroom apartment above a separate (and vacant) studio apartment. Both of them are pristine.
The Bigger Picture
Again with the details, because they bear repeating:
568 Division St is a three-bedroom, renovated, stylish and nearly maintenance-free bungalow, with all of Kingscourt behind it, and a covered bus stop pretty much at the end of the drive. That and a separate in-law suite accessed via a side entrance.
It’s a set-up that’s in high demand these days. Prices have risen dramatically and finding a property that doesn’t require much at all in the way of improvements is a slog in itself. Having beneath your feet a very straightforward way to generate income which will help significantly with the mortgage payments makes it doubly rare.
The main floor has a deck attached to the back of the house and from there you have a front-row seat to the limestone cliff that rises from the rear property line. I’d sit out there with a stone hammer and a pair of binoculars hunting down fossils. Or the odd goat.
I always like to think about how I would use the properties we list. I’m happy where I am and have no intention to move, so in that sense it’s a bit of a time waster, but sometimes it can suggest a better way to position a listing. With this one I can't decide whether I'd live here (because it really does show like a new home, and you're convenient to the downtown core, and the new high school), or if I'd be better to keep the brilliant (and keen-to-stay) tenant and set someone new up downstairs. It's a completely turn-key sort of place either way and having options, both now and down the road, can only be a positive.
