11 CHARLES ST - $309,900
The Essentials
A three-bedroom renovated Inner Harbour Century townhome with parking out back, offered at a nearly-unheard-of-these-days price.
The Bigger Picture
11 Charles St is older than it looks, which these days (to get off to the vainest of starts) is something I wouldn’t mind people thinking when they cast a look in my direction. I caught sight of myself in a store window the other morning and, well, jesus, I nearly turned for home. Yikes! is the PG version of what I thought. Though I do think that if home was 11 Charles St then heading back to bed wouldn’t be a bad thing at all.
It’s a three-bedroom Century townhome, well-built and also well-renovated in recent months, with new hardwood, and pot lights studding the high ceilings, and a brilliant window streetside that fills the principal rooms with a crystalline, inland sea sort of light. There is parking at the rear. And a metal roof. And acres of honeyed parquet left alone in the bedrooms like oak quilts for the floor.
To situate you, Doug Fluhrer Park is a breath away. The Cataraqui River muscles along its eastern edge between the Woollen Mill and the mouth of Lake Ontario. The downtown core is a twelve-minute stroll. The K and P trail winds north more or less from the corner. The Elm Cafe is at the top of the block, opposite the yoga studio.
We listed the neighbouring property a few weeks ago and created a heady sort of rush. We expect the same enthusiasm at number 11, given the scarcity in general of listings in this neighbourhood, and particularly at this modest price point. The hope and expectation is that first-time buyers will move in and enliven further an already great street. So call us, please, and we’ll fill in more details for you. Or spend some time with the iGuide (right here) and decide where the couch is going, and the bookshelves.
There will be an open house on Sunday March 8, between 2 and 4 pm. The plan is to review any offers on Monday March 9 at 2 pm.
