The Essentials
A completely renovated four-bedroom family home at the north-west corner of McBurney Park. Any offers will be reviewed on Monday June 14.
The Bigger Picture
We’ve been doing this a long time now and I realised as I sat down to write this that we rarely get quite this close to the park. Which is weird given how our business is based so squarely in this neighbourhood. It just speaks, I think, to the rarity of this sort of listing, and the desirability of these couple dozen houses.
Finding a detached four-bedroom home that’s been expertly renovated throughout makes it doubly rare. What that means is that you can be at the park in what, maybe eleven seconds? And why not take advantage of that fact, give that there is really no work to do in the house. Kick back and enjoy the fruits of the seller’s labour, we say.
And it’s not just a “renovation”. We’ve all seen plenty of those. The flips and the handyman specials. This is nothing like those. The work is expertly done, and the feeling is of a new house made inside an old house. I’ve said that before recently, about a house on Pine St, and thought I’d have to retire the phrase. That I get to use it again so soon makes this a happy sort of week.
There is new hickory flooring from Gaylord. There are new windows and doors, new kitchen and baths, new lighting, new siding, new fencing. The structure has been reinforced and the basement insulated. The plumbing and wiring have been redone. There is a mudroom at the back of the house and porch at the front. When you get old you can sit out there with the books it’s taken a lifetime to read, sipping on your mojito, the mint leaf against your lip, the sun on your face, and think on how in 2021 you bought the best house going, and how damn smart that makes you.
We’ve had the house staged this week and we think it makes a big difference. The photos are below. Let us know what you think.
