The Essentials

A renovated, commercial, limestone property in the heart of downtown Kingston between Princess and Queen. It's a rare offering. And in this condition it's almost unheard of. A possibility for seven pretty offices spread over two floors, along with a  kitchenette and two bathrooms. There are hardwood floors, and exposed limestone, large windows and loads of character detail to complement all the modern conveniences. Lots of on-street parking and vacant possession available.

The Bigger Picture

The front of this downtown building is in a dressed flat limestone. It was more expensive to build this way, but connotes a seriousness befitting a commercial building. BMO did the same thing down on King, but using an imported limestone. Here on Barrie St it’s a lovely lemony limestone, as if though some wizardly alchemy cream has been stirred into the mix.

The inside exhibits the same, expensive level of finish: hardwood floors and recently exposed stone walls. High ceilings and fine windows facing east and west, the sun pouring in to start the work day, and hours later dropping below the front sill to signal its end. The doorway is arched, the head of the newel post just inside has the same perfect curve. The building sprawls pleasantly. There is the sense of not knowing where it might end, exactly.

All of which is to say that the aesthetics are pleasing. And as workspaces go, I can’t think of much better.

There are six offices here, or perhaps seven, if you wall off the room beyond the kitchen. The grandest are at the front of the building on both floors. There are smaller and larger spaces as you work your way back. It has the feeling of a law office to my mind. Or a doctor’s, or a dentist’s, after a few days of lugging in the x-ray machines and the drills, the lead aprons and high-intensity lamps. Or start a copywriting business, or a graphic design company. There are many futures available.

If you’re not from Kingston you should know that you’re at the heart of downtown. Princess St, the main drag, is steps away. The university is a ten-minute walk. Same for the waterfront. Finding good tenants should be a breeze, if you’re not opening your own operation.

I like my work, and my own office. But I can see myself turning the key in the lock here each morning. Making my own coffee. Sitting maybe on the front stoop with a newspaper or my phone, and nodding a pleasant Good Morning to the people walking by. It’s that sort of place. If only I was sociable enough to actually do those things, I might make the move myself.
