On Quebec St, at the edge of the Fruit Belt and an easy walk from Friendship Park and McBurney, the downtown core, is a tidy row of six yellow-brick-fronted duplexes. You’ve driven by them without really noticing perhaps. I find I do that a lot. I dream my way through the neighbourhood.
Three of those duplexes sold in recent months but now a fourth has unexpectedly become available. There are no plans to sell the other two, so this is your last chance for a while, perhaps.
The one-bedroom unit on the ground floor will be vacant come May 1, and the market rent is above $800 for a space like that. Upstairs, the two-bedroom unit is presently rented month-to-month at $736.40. The tenants pay their own heat and hydro and each unit has a parking spot.
If this was my duplex I’d go in and paint the main floor on May 1. And I’d size up the kitchen and bathroom. I think some paint and new hardware, some silicone caulk, is probably enough. But the extravagant part of me wants to slide a modest Ikea kitchen into that space and jazz it up a bit.
Each to his or her own, of course. There a different futures possible here. And with the asking price a very competitive $225,000, you’ll enjoy pondering your options.
