$355 000

SOLD. A smart three-bedroom sidesplit in very popular Calvin Park, with marvellous in-law potential. There you go. I’m going to lie down now, my work is done.

But there’s more to it than that, of course.

You buy this house and you’re close to downtown and also to the west-end shops. The great new library is a modest walk, and so is the YMCA and the Kingston Centre.  The location is as central as it gets. And the subdivision is an interesting one.

There are hardwood floors and crown moulding throughout the main living areas and up into the three bedrooms. Granite counters in the kitchen. A family room or office on the lower level, and a really useful separate space with kitchenette and door to the garden.

Outside is a deck and pretty yard, and a shed with power that is mighty close to a bunkie if you’re a kid with an independent streak.

There are also (and this is my Where’s Waldo moment) a handful of cat prints in the stain on the floors. Whoever refinished the hardwood upstairs obviously forgot about Tiger. And then when the urethane went down they were preserved as if in amber. I’m not a sentimental guy, not really, but this is a pretty fine little detail. You buy the house and I’ll show you where they are. We might even have to charge extra.

Here’s the tour. And the realtor.ca listing.
